The hidden-cost hunt

This chapter is the hidden-cost hunt: liens, debts, and encumbrances can travel with a property unless someone clears them, so the learner practices asking about the hipoteca, any embargo or anotación preventiva, unpaid impuestos, and expensas in arrears. A registered lien here is a fact to route ('quién lo levanta y cuándo') never a verdict on the deal. Everything gets resolved before or at the firma, confirmed by the notario together with Derechos Reales, not decided by the buyer alone.

Essential vocabulary

  • la hipoteca: the mortgage A debt secured against the property itself, the first thing to ask about on any certificado de gravámenes.
  • el embargo: the judicial hold/seizure A court-ordered hold over the property for an unpaid debt, distinct from a private hipoteca.

  • levantar el gravamen: to lift/clear the lien The everyday Bolivian phrase for cancelling a registered gravamen at Derechos Reales, once whatever it secured is settled.
  • consultar administración: check with the (building) administration The standard note on Santa Cruz condominio paperwork pointing you to the building's own office for expensas, separate from Derechos Reales.
  • el folio: the (property registry) record Short colloquial way Bolivians refer to the folio real / matrícula record where gravámenes and anotaciones are registered.
