Buying what doesn't exist yet
A big slice of the Santa Cruz market is sold before it's built: 'preventa', from brochures, renders, and a furnished depto piloto. The price per square meter is lower, and the classic risk is delay. This chapter gives you the questions that fit that trade: the ficha técnica to read at home, the projected delivery date, the developer's delivered projects as the trust signal everyone checks, and the paper behind the reserva. Essential vocabulary
- quería información del proyecto Torre Amboró: I wanted information about the Torre Amboró project The developer opener: name the project and the sales team knows exactly which brochure, price list, and info pack to pull up for you.
- ¿me puede enviar la ficha técnica?: can you send me the spec sheet? The standard first request to any developer: the ficha técnica (with the planos) is the reading pack that lets you study the project at home before anything else.
- ¿para cuándo está prevista la entrega?: for when is the delivery planned? Off-plan, the delivery date is the number one moving part. Asking it in the chat puts the current projection in writing, information, not a promise.
- ¿qué proyectos han entregado?: what projects have you delivered? The track-record question, delivered projects are the main trust signal buyers check on a desarrolladora, and the answer gives you real addresses to go and see.
- ¿qué se firma en la reserva?: what is signed at the reservation? Reserva money commits you, and what it commits is defined by the written document, never by the chat. This question surfaces that document early.
- ¿qué pasa si se atrasa la obra?: what happens if the construction runs late? Delay is the classic off-plan risk. You ask this to learn what the contract says, not to get a promise from the salesperson.
- el contrato lo revisa mi abogado antes de firmar nada: my lawyer reviews the contract before I sign anything The modeled move of the whole chapter: it routes the legal reading to the professional whose job it is, closes pressure calmly, and no serious developer takes it badly.
- en preventa / sobre planos: in pre-sale / off-plan Two names for the same thing: buying before the building exists. Cheaper per square meter, real delay risk, the reason this chapter asks more questions, not fewer.
Bolivian Spanish terms
- la desarrolladora: the property developer (company) The company that develops, builds, and sells a project. In Santa Cruz its reputation is read through its 'proyectos entregados', the towers it has actually handed over.
- la ejecutiva de ventas: the sales executive The standard contact role for every off-plan project: your whole thread runs through her, fast and emoji-friendly, while your questions stay calm and in 'usted'.
- el depto piloto: the model apartment The furnished show unit, staged to sell, and genuinely useful to walk through. What you actually receive is defined by the contract and its specifications, not by the piloto.

- ¿Para cuándo está prevista la entrega? ¿Y qué proyectos han entregado ya?: For when is delivery planned? And what projects have you already delivered? The off-plan pair: timeline plus track record, the two facts every buyer pins down before anything else.
- ¿Qué se firma en la reserva? ¿Me pueden enviar ese documento antes?: What is signed at the reservation? Can you send me that document beforehand? Money always follows a paper: surface the reserva document early and read it before anything is paid.

The delay question plus the lawyer line: learn what the contract says, then route its reading to your abogado, calm, final, accusing nobody.
