The paperwork a condominio adds

Depto A's own papers are verified, but a condominio purchase carries a second, parallel layer of documents. The building has one folio matriz; your unit has its own folio individual; the reglamento only binds the way it should once it's inscrito; the actas de asamblea show you what's been decided lately; and the certificado de expensas al día is the one document standing between you and inheriting someone else's unpaid fees. Essential vocabulary

  • Derechos Reales: the public property registry office The institution that holds both the folio matriz and every unit's folio individual, the same office seen for the unit's own papers.
  • la extraordinaria: a special one-off charge approved in asamblea Big repairs (like waterproofing) show up here first, recent actas often reveal one pending, which is a fact to weigh, not a verdict.
  • PENDIENTE (de emisión): still pending (issuance) Common bureaucratic phrasing from an administración, it means the document isn't ready yet, not that something is wrong with the building.
